Self-Storage Investment Due Diligence: What We Look For
Self-storage has earned a reputation as a recession-resistant, operationally simple asset class — and that reputation is largely deserved. But "simple to operate" does not mean "simple to underwrite." The factors that determine whether a self-storage investment performs as projected are specific, measurable, and frequently misanalyzed by buyers who treat the sector as lower-risk than it actually is.
Trade Area Supply-Demand Analysis
The single most important variable in self-storage underwriting is the supply-demand balance in the trade area. This analysis must be hyperlocal — relevant trade areas for self-storage are typically three to five miles — and it must look forward, not just backward.
Current occupancy above 90% in a trade area is necessary but not sufficient. You must also assess the near-term supply pipeline: permits issued, projects under construction, and feasibility studies that signal developer interest. A market that is 93% occupied today with two new Class A facilities opening in 18 months is not as attractive as the current occupancy suggests.
Street Rate vs. In-Place Rate
One of the most common underwriting errors in self-storage is conflating street rates with in-place rates. Owner-operators frequently defer rate increases on long-term tenants — creating a population of below-market units that represents significant mark-to-market opportunity but also requires careful analysis of tenant turnover to model correctly.
Physical and Operational Assessment
On the physical side, climate control penetration, unit mix alignment with market demand, access configuration, and deferred maintenance are the primary variables. On the operational side, we evaluate marketing effectiveness, management quality, and expense structure.
When we identify a renovation or expansion opportunity, Iron Sparrow Construction provides direct cost analysis that is used in underwriting — not third-party estimates that are subject to revision after closing.
The Management Transition
Self-storage operational performance is meaningfully management-dependent. Ark Facility Solutions provides management continuity and platform-level operational standards from day one of ownership. There is no learning curve, no vendor transition, and no performance gap between acquisition and stable operations.
