We identify development sites based on demographic demand, supply constraints, and regulatory feasibility. Our entitlement strategy is pursued concurrently with capital planning to minimize timeline risk and carrying cost exposure.
Design & Pre-Construction
Architectural programming, engineering coordination, and contractor procurement are managed internally. Scope, schedule, and budget are locked before breaking ground — not discovered during construction.
Construction Execution — Iron Sparrow Construction
All construction activity across the Megas Holdings platform is executed through Iron Sparrow Construction, our affiliated construction company. Iron Sparrow manages ground-up builds, renovation scope, and capital improvement programs with direct cost accountability and schedule control. Construction is not outsourced to third-party general contractors — it is executed internally, by a team that is accountable to the same investment outcomes as the capital behind the project. This eliminates GC markup, schedule misalignment, and the information gaps that are the most common source of development value destruction.
Stabilization & Value Creation
Post-construction lease-up, operational ramp, and asset stabilization are managed under the same platform. We do not hand off to third-party management at the point where value creation is most critical.
